Abstract. The effective lifecycle management of unique buildings and structures involves operational monitoring of supporting structures both during construction and throughout their operation. The main indicators of effective lifecycle management are operational elimination of identified constructive defects and minimizing the consequences of potential damage. In the industrial construction it is important to conduct operational control and analysis the factory, warehouse, and other industrial facility structure during the construction and operation lifecycle to ensure their safety, efficiency and functionality. Nowadays, there are no developed and tested data integration methodologies ready for BIM-based corrective maintenance model with IoT, their main purpose is operational detection of defects in supporting structures. The aim is to improve the quality of design unique buildings and structures by detecting evident and hidden defects in the supporting structures of building during current operation. The article presents the method of integrating BIM and IoT. The method involves the information model (BIM-model) to demonstrate supporting structures in real time. The IoT observers of the building supporting structures logs the specified physical parameters, collect and transmit data wirelessly to the software module initializes the data into information and then analyzes the detected defects and synthesis recommendations for constructive solutions, which are downloaded back into the BIM model. The article presents the BIM and IoT integration method organizational structure. The technical requirements were described for the proposed system and the IoT-observer hardware structure. The interaction was drafted for hardware and software of operational monitoring for supporting structures. The proposed method can be applied to the evaluation of constructive solutions for helping engineers and architects to optimize building and construction project solutions, given their unique features and requirements.
